Garages
The following Policy statement was agreed at the 2012 AGM.
TGML will with the consent of the leaseholder/s of the garage/s concerned continue to make essential repairs to the garages on behalf of the leaseholders which TGML deem necessary for the foreseeable future. Each repair will be considered against the objectives of safety and maintaining the garage function as well as the Budget for the year. The decision of TGML will be final.
The leaseholder may under some circumstances be required to make a claim on their insurance before such work is carried out and any insurance excess due under the policy will be paid by the leaseholder.
TGML will also continue to undertake the repainting of the garage doors as and when they feel it necessary and in compliance with the lessee's requirements under the lease.
This policy statement in no way affects the rights of leaseholders to carry out maintenance and repairs to their garages at their own expense or arrange for repairs to be carried out through their insurance.
TGML will not undertake any repair to garage doors or garage door furniture nor any repair to any part of the garage rendered necessary by acts of criminal, malicious or accidental damage.
TGML will not consider any retrospective claims for reimbursement in any circumstances. A vote was taken on whether to adopt the policy statement with all those members present in favour and none against.
Individuals could continue to undertake repairs to their own garages if they wished, but were asked to inform the Managing Agents if they were planning to do so.
Garage Doors
If you need to replace a Garage Door, a near original replacement to those used in the garage blocks is model 'Europa' made by Cardale (tt may now be called Haven Steel with Safelift+). See the Cardale website for their contact number.
If you replace your garage door we suggest you choose a factory sprayed option in a green shade to match the present colour doors. If not you will need to have the doors painted on installation with Dulux Trade Weathershield Exterior Gloss colour 'Hollybush'.

External Re-painting — Next due in 2025
Owners of all properties are responsible for the regular maintenance of their windows and doors (common areas will be done by TGML). The lease stipulates that this work be carried out every 4 years.
Unless specifically agreed by TGML work must be carried out in the following years, ideally between May and September or as weather permits: 2021, 2025, 2029
